BIRCHTREE AT CAROLINA MEADOWS TEAM
OVERVIEW
Birchtree is an expansion to the occupied campus at Carolina Meadows. The new construction
includes 40 hybrid home units. Hybrid home apartments limit the number of residences per floor
in each building to maximize the space and natural lighting afforded to each residence. Carolina
Meadows is set up so that there are 10 residences per building. There are 2 apartments on the
ground floor along with the parking garages and 4 on each of the other 2 levels. These units
range from 2,219 to 2,506 sf, including the patio or balcony. Each building is like a small
neighborhood that provides the comfort and privacy of individual homes with the shared
community of apartment living.
The units are highly customizable, including a multitude of interior design schemes for residents
to choose from in the base package. Beyond that, owners can request upgrades from finishes to
architecural additions. Our in-house Virtual Design and Construction Team provided visual
renderings to help residents with selections and customization to their units. Using BIM
technology, the VDC team ran full clash detection and slab coordination for this project.
Working on an occupied CCRC campus during the Covid-19 pandemic required strict adherence
to safety protocol. WEAVERCOOKE invested in handwashing stations and additional signage,
and worked with our trade contractors and employees to ensure the highest level of safety for
residents and on-site personnel.

Senior Living Construction Project in Chapel Hill, NC
IMPACT
As North Carolina sees a growing population of seniors, Continued Care
Retirement Communities, like Carolina Meadows, are expanding to provide
more units and more options for new retirees. Birchtree at Carolina Meadows
uses one of the latest designs, hybrid homes, to allow seniors to experience
the best features of both apartments and single-family homes.
Hybrid homes have common amenity areas in shared buildings that offer the
feeling of being part of a shared community. However, they also offer many of
the benefits that stand-alone homes are prized for. Residents have their own
garages, large windows let in lots of daylight, wide balconies and patios give
residents access to outdoor areas, and the units are each sized to provide
plenty of storage space. Each hybrid home building feels like a small
neighborhood, with only ten units in each building.
