OVERVIEW This historic building was originally constructed as a hotel in 1924, and then renovated into apartments in the 1970’s. It now provides 140 units of affordable housing for seniors in downtown Raleigh, NC. WEAVERCOOKE provided renovations to all units and existing systems, including mechanical, electrical, and plumbing. The sprinkler system, HVAC, fire alarm, and electrical system all had major changes. Each unit also received new appliances, countertops, flooring, and paint. Common areas, including offices and a workout room, were also renovated. The historic elevators were modernized and brought up to current code. WEAVERCOOKE also provided renovations to the tenth floor of the building, which had not been in use since the renovations in the 1970’s. It had originally provided a ballroom and kitchen space for the hotel, but it was renovated into eighteen additional units.

Overview of Sir Walter Apartments renovation project
IMPACT This was an occupied renovation of a historic building in a busy downtown area. It was a high-profile job that would have a direct impact on current residents and the city itself. Each unit in the building was renovated to improve the quality of life for residents, with new MEP systems and new flooring, appliances, and paint. Common areas and the unoccupied tenth floor were renovated without requiring any residents to relocate. Our team used a Lean Approach to increase efficiency and minimize the amount of time each resident would need to relocate while their units were renovated. At the end of construction, the 140 occupied units at Sir Walter Apartments all had major improvements, and twenty-one new units were added. Renovations also improved common areas and offices on the first floor, second floor, and mezzanine. Between 2020 and 2022, WEAVERCOOKE completed an additional retail renovation, including new, historically accurate glass storefronts and new safety systems on the first-floor retail spaces.
