WEAVERCOOKE Construction Rapid Rehab
SYSTEM Rapid Rehab is a WEAVERCOOKE system designed to increase the efficiency and productivity output in executing rehabilitation projects. Rapid Rehab is most suitable for existing resident communities in need of aesthetic and compliance improvements. It focuses on specific, detailed scopes of work performed in repeat fashion across all units. WEAVERCOOKE successfully executes Rapid Rehab projects by generating consistent, continuous workflow utilizing the Small Batch Train (SBT) process. The execution plan begins with developing a specific schedule of daily activities, based on the project scope, and then determining the proper sequence to completing those activities in a single unit. The team then takes that scope and sequence, and with trade contractor input, determines how many units will be included in each batch. The daily scheduled activities will be completed in each unit of each batch on the same day, then will move to the next batch the next day, thereby creating the SBT. This forms a ‘production line’ that minimizes waste and increases predictability.
BENEFITS In a traditional rehab project, renovations occur while the resident and their belongings are relocated. The scope of renovations and the building types dictate the number of units in each batch and the amount of time the resident is displaced. The scope of work is fully completed in each batch prior to moving to the next batch. This can extend batch time and disrupt workflow, resulting in longer project duration and increased relocation costs. Rapid Rehab projects (when scope allows) can be executed and completed without the residents being relocated from their units. This approach can present unique challenges and requires strong communication between all stakeholders. By developing clear expectations with the residents throughout this process and keeping open lines of communication, projects can see significant reductions in relocation costs and overall project duration, benefitting everyone involved.
