THE BOOKER PARK APARTMENTS TEAM The Booker Park North team was a strong, productive group. The high morale and supportive nature of the management team spread to the trade contractors, all of whom were heavily involved in the weekly meetings. This collaborative spirit improved communication and helped implement the batch system more effectively.
OVERVIEW Booker Park North, a DHIC affordable housing construction project for seniors, is the second phase of the Washington Terrace redevelopment plan. This affordable independent living community includes a total of 72 apartment homes – 58 one-bedroom and 14 two-bedroom units. The community has a lot of amenities for residents, including a computer center, gathering room with kitchen, fitness room, and tenant storage areas. Washer and dryer hook-ups are available to residents in each unit. Booker Park North also provides professional on-site resident services coordination and management offices.

IMPACT Washington Terrace was originally built in the 1950’s, and although it had been rehabbed previously, it was in a state of disrepair when DHIC bought it in 2014. Health, safety, and quality improvements were needed throughout the community. They engaged in a lengthy masterplan with current residents, planning to minimize displacement and replace the existing housing with at least as many affordable units as Washington Terrace provided before construction began. All residents were moved into the Southern half of the development during construction, and the overwhelming majority of them have since moved back into the two communities – The Village at Washington Terrace and Booker Park North – that have been completed so far. DHIC has replaced 234 out of the 245 units that Washington Terrace originally offered, and has submitted plans for another 68 units of affordable housing construction for seniors.
