Weaver Cooke was selected to provide preconstruction and construction services for this new 262,969 square foot waterfront condominium development in New Bern, North Carolina. The five story building will provide 121 one-, two-, and three-bedroom luxury condominiums on the upper four levels, with parking provided on the ground level. Amenities will include storage units, valet parking, pool deck, and a 1,550 square foot fitness center.
The project has received statewide recognition for its unique approach to storm water management. Traditionally, storm water is managed through pipes and drainage structures leading to an on-site detention pond which slows the release of storm water from a site. The detention pond requires the dedication of a portion of the site that cannot be used for building and that often becomes soggy, fosters growth of algae, and serves as a breeding ground for mosquitoes. At SkySail, Weaver Cooke is installing a unique system manufactured by Hancor, Inc. called an underground Storm Water Quality Unit. According to Hancor, this is the largest installation of its type in North Carolina. The system not only serves to detain storm water below ground (thus not consuming valuable real estate) but it also improves the quality of storm water before being discharged from the site through a series of filtration chambers within the unit.
Being adjacent to the Trent and Neuse Rivers and their vital inland estuaries, SkySail will be an example for future coastal development. Weaver Cooke continues to look for ways to protect the environment and the SkySail project is no exception.
